Aku World: Miami is a ticketed event and will be open to the public on December 2-4 from 12pm-7pm daily. Tickets are on-sale now. Visit aku.world for more information.

RED Hospitality and Leisure

RED Hospitality and Leisure is a leading provider of resort services including destination services, watersports, beach and recreation operations, destination management services and transportation. Their clients include premier brands such as The Ritz-Carlton, Westin, and leading hotel REITS in North America and the Caribbean. Their company motto is “Exceptional Experiences by Exceptional People.” RED specializes in providing critical guest-facing departments with subject matter experts, passionate associates, and dedicated management.

With a vertically integrated model, it allows them to provide an end-to-end, highly curated guest experience, driving increased guest satisfaction and revenue for our hotel partners. We work closely with clients to ensure seamless and transparent integration of brand standards. The RED team is made up of hospitality professionals dedicated to turning revenue negative or neutral departments, such as recreation and concierge, into profitable and engaging areas of our client hotels.

Last week, 360 Magazine got the opportunity to speak with Jason Campbell who is responsible for leading RED’s five markets and its subsidiary businesses. With over twenty years of experience in hospitality – focusing on hotel integration, opening project management, guest service standards, and organizational capabilities – Jason provided a lot of insight and useful information to understand the industry.

What brought you into the hospitality industry?

I couldn’t wait to get my work permit when I turned 14 and my first position was at Chesapeake Bagel Bakery in Northern Virginia. I got a thrill out of managing the ‘rush’ each day and the ability to put a smile on someone’s face by providing them genuine service. I went on to study Hotel Management in high school and after competing in DECA, I was confident I would make my passion for hospitality my profession. I later joined Great American Restaurants and learned the importance of team service, which transformed me into thinking more about ‘we’ and less about ‘me’. There was so much more we accomplished together than as individual contributors, which became a part of my management philosophy thereafter. One afternoon we toured a nearby full-service, Marriott hotel and it opened my eyes to all the positions you could learn in the hotel business – from accounting, management, events, food and beverage, front office, valet, concierge, retail, and spa, it put me on a path to seek out a company which I could grow within to learn as much as I could. I started with Marriott as a pool server in Orlando at The World Center hotel, our biggest property at the time, and worked my way up to a Senior Director at their Corporate office in Bethesda leading various teams of operational subject matter experts.

What would you say helped get you where you are?

I was fortunate to start working early and understanding how organizations function. This allowed me the opportunity to be groomed by incredible mentors early in my career. I had a ‘fire in my belly’ which kept me curious to learn more and push beyond my comfort levels which accelerated my learning. Reading books like ‘Setting the Table’ by Danny Meyer broadened my perspectives on how other companies were building their success and created inspiration for me. Throughout my career, I would raise my hand to take on a new project or move into unknown territory. I found I enjoyed projects which required the ability to work well in ambiguity, innovate ideas and test hypothesis, then refine and document processes and procedures to drive sustainability of those initiatives. These projects then presented themselves more frequently and I’ve been thankful to be able to write my own job description for the past decade of my career, focused on building organizations moving from the startup phases of a company’s lifecycle, into to their adolescence and growth stages.

What are some of the biggest challenges you’ve faced/currently facing?

The hospitality industry is one of many industries experiencing a labor shortage right now, further compounded by the return of unprecedented demand it’s going to be a constraint over the upcoming quarters as the workforce resets and restabilizes post-COVID. We’ve turned this challenge into a strength by focusing on the development of our current employees, up and down the organization. Our philosophy is if we can recruit the best and invest in their continuous development, we will be able to build our bench over time and capitalize on the human equity which differentiates us from our competitors. We have been allocating resources to not only respond to the weekly demand and provide quality products and services, but to further enhance the training tools and resources we have available to our team members. Additionally, we provide various coaching programs for our management team, making them more versatile, compassionate, and effective in their roles, as well as consistency driving the company’s culture across five marketplaces. This will continue to translate to us having low turnover than industry averages, and a solid foundation to build momentum behind. We run a fast-paced business with high expectations, and if we can show someone a path to continue to grow their career, the future opportunities are endless.

How would you describe your efficiency of operations?

We lead our business units by empowering our managers and employees to make decisions which they believe are in the best interest of the customer, our clients, and the business. This allows us to be more productive as an organization and gives us the opportunity to admit when we make a mistake, which is really a win-win, in that it encourages continuous improvement in a comfortable, trusting environment. We would rather our teams try and fail, than fail to try. If we do fail, we fail fast, learn what didn’t work, pivot, and try again. We are thankful in that our teams are highly committed and highly motivated individuals, who have embodied this framework, which has allowed us to launch new initiatives such as retail operations on land and at sea, developing and accrediting a new sailing academy, creating marine biology expositions to teach guests about local marine life, and activating community programming events to support the neighborhoods we do business in.

Any exciting collaborations in the future?

This quarter, we will be launching a social media management strategy, including a once in a lifetime position to hire a brand ambassador who will travel and experience our brands around South Florida and the Caribbean, curating the content they create to share our company’s story and the first-hand experiences our customers and employees experience. We recently engaged a Public Relations agency who is helping us identify additional opportunities to participate in and sponsor industry conferences, guest speak on discussion panels, and network with lifestyle companies in similar spaces to support the fast rebound of travel.

We’re fortunate to have incredible partners in the luxury and boutique hotel space today, which really resonates with our customers and our brand. From a guest perspective, our goal is for our teams to be in differentiated from the hotel employees, and because RED employees share similar core values, ethical alignment and exemplary hospitality skills as the hotels and brands we work with, this is another advantage of both parties. We operate as an extension of their executive teams, leading and supporting departments they can depend on, which results in the continued collaboration of group efforts to coordinate and plan special events such as unique Festive Season offerings.

Any advice for those working in the hospitality industry?

More of a thank you. This downturn has had the worst impact to our industry in history. I’m inspired by those who double downed and had faith in the recovery of travel and the tenacity to see through what an accelerated return to business demands is now. There are still challenges which lie ahead and I think those who have invested in themselves and their company’s success over the past year are going to have many opportunities to grow into their next roles. A shared benefit to those who have stayed engaged and been fortunate to remain a part of a company, have adapted to wear many hats and understand the intricacies of other parts of the business, the connectedness and importance of each of those disciplines. The human equity which RED has produced over the past year is one we will continue to cultivate as we build our bench strength, deploying our top performers into more complex markets and higher visibility opportunities, such as the launch of new markets and properties next year.

How did COVID impact RED?

RED, like all travel companies, had to significantly consolidate operations when demand evaporated at the start of Covid. Interestingly, the closure of international borders created a change in domestic traveler’s preferences, and encouraged them to seek homeland destinations, often gravitating to the sun and sea. This summer, we had record demand with travelers from Texas, New York, Florida, and North Carolina being the first to return, most notably to our Sebago offerings in Key West.

The pent-up demand led to travelers staying in destination for longer, and often spending more than years prior, because they had more expendable income after foregoing their annual vacation the year prior. RED offers outdoor experiences, which were in high demand as guests returned, and we continue to see stronger than anticipated demand through September and October which are our typical shoulder slower months. This is encouraging to us, and we predict a busy year lies ahead, especially as inbound international travel returns.

Any plans for expansion?

Indeed. It’s one of our company goals for the next year. We launched our first international market and operations at The Ritz-Carlton in Turks and Caicos in June, which we plan to expand upon very soon. We also expanded to two new hotels in Key West and signed a new contract to launch at two new hotels by the end of 2022.

There are many hotel owners who reinvested in their properties during the pandemic and are preparing to reopen operations in the upcoming quarters. Over that same period, RED has further solidified its value proposition, which provides owners and operators a turnkey solution to their recreation, tour and activity and watersport experience offerings. Our background in preopening project management, operational execution and building high performing work teams with exemplary service and technical watersports skills tells a compelling story. We will continue to look for clients we can build more of these symbiotic relationships with.

Is there anything else you’d like to share with us?

There is a specific competency and skill set we’ve begun to speak about internally and are starting to see gain traction in social and training platforms, which is Emotional intelligence. The recovery from this pandemic is one which has impacted everyone in the world and has provided a common experience amongst all of us which didn’t exist before. Although each of us may have experienced it differently, it is something which we hope can bring us back together and teach us to be more empathetic to one another, building on those connections amongst us. Of course, we recommend one of the best places you can have those conversations is onboard one of our catamarans with a beverage in hand, watching the sunset fall off the horizon. Safe travels to everyone and thanks for the time. We hope to see you soon.

Alvaro Nuñez Alfaro – Super Luxury Group

Global connector and real estate entrepreneur, Alvaro Nuñez Alfaro, has grown to become one of the latest disrupters in luxury real estate. Over the years, he has developed unique relationships and sold luxury homes to public figures as well as celebrities from all walks of life, amidst accolades from different quarters. In addition to being a real estate talent on the rise of global repute, the founder and CEO of Super Luxury Group is known for his adventures as a skydiver and jetsetter.

We got the chance to speak with Alvaro last week and managed to get insights on how he manages his success and talked to us about his upcoming goals.

What are the objectives of Super Luxury Group?

Super Luxury Group (SLG) is a luxury real-estate media network that focuses on helping the affluent to celebritize and sell high-end properties from Miami to other jet-set locations through proven media, luxury brands, and influencer collaborations.

How have these objectives changed as you get more recognition?

We have a clear vision on what we want to achieve, so we are excited about the continuous journey we have ahead.

Coming from a different country, it’s not always easy to establish connections. What would you say is your biggest tip?

To be humble, energetic, positive, and to always find ways to add value to the right people around you.

In my case, I started by arranging luxury villa rentals and experiences at some iconic destinations, which led to build strong relationships, acquire more knowledge, and therefore, more opportunities.

While it is straightforward, is there a reason you chose the name Super Luxury Group?

The name of Super Luxury Group has a very meaningful story tied to it. As I began my entrepreneurial career doing luxury villa rentals in the Caribbean, I decided to take a leap of faith and expand the business towards Europe – which led me to travel for many months visiting each country and connecting with other companies to build a strong foundation. As I got back home in Madrid, I sat down with my grandfather – a successful visionary and consultant for many on the Fortune 500 list – to talk about the business model and vision for the company and my future. He then drew a logo on a napkin and handed it over to me – it said: “Super Luxury Group.” He then carried on explaining the reason behind it. This was my last conversation with him as a few weeks later he passed away. Therefore, I keep this name and company tied very closely to my heart.

What made you choose Florida?

Florida, especially Miami, represents lifestyle. We wanted an international hub where top players work and play. Even though we operate in many other destinations, Miami will always be the heart of the company, as we work with many successful entrepreneurs and celebrities that trust us every day with their real estate needs.

Are there any international services that clients can contact SLG for?

Yes, we have the same business model we have in Miami in other jet set locations, such as Bahamas, St. Barts, DR, Tulum, Ibiza, Mykonos, French Riviera, etc.

What else do you wish to achieve with SLG in the coming years?

Luxury TV show (which we are already working on it), to host large conferences related to luxury living, and develop our line of villa/hotels.

Any exciting collaborations you wish to share?

There are always great collaborations in place, but there is one related to the NFT world that is going to be mind-blowing – stay tuned!

Alvaro Nuñez Alfaro has built strong connections with the community and created a firm that helps buyers look for a new home. When working with Alvaro’s team at SLG, you will be able to use his connections and knowledge to find what you are looking for. His strong reputation is essential and aligns with his company’s vision and goals.

Super Luxury Group

SLG is an acclaimed Miami luxury real estate media network committed to connect and help the affluent to celebritize and sell high-end properties through influencer marketing. By using the power of proven media, luxury brands, NFT & Crypto integrations, and influencer collaborations, the Super Luxury Group team strives for the best results: matching the clients’ lifestyle with properties that reflect and cater their personal needs is a priority. SLG’s ability to find the best homes is attributed to its team’s knowledge and determination.

Astroworld Festival

By: McKinley Franklin

Popular rapper and Houston-native Travis Scott hosted the Astroworld Festival this past weekend. The festival resulted in eight fatalities and dozens injured. How did the once cherished Astroworld Festival turn so dark so fast, and how can society learn from this atrocity?

This year’s Astroworld Festival marked the third of an annual series since 2018. The festival is held in Houston, Texas, where Scott grew up. Scott’s third studio album attributes directly back to Houston, being named after a theme park from Scott’s childhood, Astroworld. Before the festival was held in 2019, Scott was given a key to the city of Houston from the city’s mayor. The rapper received the key during his Astroworld Tour while performing in Houston. While presenting Scott with the key, mayor Sylvester Turner praised him for the recognition and reputation that Scott linked with the city of Houston. During the presentation Turner also announced that Scott had inspired the city to bring back another amusement park, like the original Astroworld, to the city.

Later in 2019, the second annual Astroworld Festival was held where a prelude to the events in this past year’s festival would be showcased. Much like the most recent festival, fans stormed the venue and three people were reported to be trampled. Such patterns of seemingly aggressive behaviors have been associated with Scott in the past that date back to 2015. Two arrests of Scott have been reported for similar behaviors of prompting fans to engage in disorderly conduct(s). Both instances involved Scott encouraging fans to breach security at music festivals.

After another successful year of the festival in 2019, the annual scheduling came to a halt amidst the ongoing pandemic in 2020. With much anticipation due to the cancellation of the festival in the past year, Scott announced the third annual festival in May 2021. This year the festival would be extended to two days “due to overwhelming demand as well as rave reviews around the festival’s incredibly curated lineup.” The official lineup was not released until October 26 of 2021, a little over a week before the festival was scheduled. Popular artists in the lineup included SZA, Young Thug, 21 Savage and Lil Baby, accompanied by Travis Scott as the leading headliner of the festival. Scott promoted the festival on his socials and referred to members of the lineup as “avengers.” In the same post Scott also communicated that the festival was sold out, but he had managed to acquire more tickets so that more fans could be in attendance.

November 5, 2021, marked the beginning of what was supposed to be the two-day Astroworld Festival. Festival gates opened at 1pm this past Friday, and mayhem began shortly after. A lot of the set protocols and rules surrounding security at the festival were disregarded early before the festival commenced. Security was failing to enforce ID and coronavirus vaccination checks, as well as other rules surrounding prohibited items and general security checks. The performance areas were noticeably packed around 7pm, and the crowds only grew as Scott’s performance was approaching. A countdown started thirty minutes prior to when Scott was set to perform, and as the countdown crawled down, so did the available space for those at the venue.

When Scott finally did take the stage, the intense compressing of the crowd really took off. The squeezing of the crowds became unoccupiable as the first song in Scott’s performance began. Fans in the crowd had nowhere to move, and if there was movement it was inevitably devastating. People were falling onto the floor, piling on top of each other in some areas. Individuals began to become so crushed that they were passing out in the crowds. Fans that were close enough to the front of the stage begged security to pull them out of the crowds to safety, As the night continued, paramedics were seen amidst the masses of fans performing CPR, treating unconscious people and even carrying off lifeless bodies.

During the chaos, Scott continued his performance taking few short pauses to notify security of fans being unconscious in the crowds. Kylie Jenner, Scott’s baby mother of two, posted to social media a video of the crowds at the festival with a noticeable ambulance in the mass of people. Multiple videos and images have been posted from fans at the festival across social media platforms. Specific videos recount the fearful experiences that individuals went through, and some even recount people trying to notify security of the chaos that was occurring throughout the swarms of fans in the crowd. The festival continued, forcing over three hundred people to be treated on-site by medical personnel, dozens being hospitalized and eight individuals dead.

How did the festival turn out so gruesome? On the Astroworld Festival webpage there are clear rules, regulations and precautions written out that were to be followed. One of the main problems that resulted with this festival was the insufficient quality of security and amount of medical personnel/ supplies onsite. Fans were spotted running past security throughout the day leading to Scott’s performance. Security checks were not followed as intensely as they were publicized to be. An insufficient number of medical supplies and personnel showed cracks in the groundwork of the festival throughout the day and when Scott’s performance started.

How can festivals be prevented from tragedies like this from reoccurring? A few simple tactics can be implemented that all lead back to ensuring efficient safety of all people in attendance of a festival. To ensure a safe venue, festivals must be held at safe venues with secure layouts. Creating a reliable layout with a well-organized security team can allow for a safer and more comfortable experience for everyone. Making sure the facility and its grounds have been well-inspected, kept and prepared for the festival are key elements to a safe experience. A well-managed and prepared security team and plan for the facility of an event can also ensure a safer experience for a festival.

A Guide to Hosting a Holiday Dinner

Holiday dinners are a great chance to reunite and catch up with loved ones you haven’t seen for a while. Life is so busy that you may not get to see your friends and family as much as you’d like, so picking out a date that works for everyone is essential to throwing a great get-together. Once you have that date figured out, you’re ready to start planning a party that will keep your loved ones gushing about it for years to come.

1. Select a Theme

The one thing you’ll continue to come back to throughout the party planning process is your theme. You may choose to base it on an upcoming event or holiday, or you may select more of an umbrella theme like fall or winter.

Whatever the case, make sure you stick to the theme, as well as any specific colors or decorations you have planned. If you plan to host a New Year’s Eve dinner party, you wouldn’t still want your Christmas decorations hanging around. Make sure everything is cohesive to give your guests a put-together feel when they attend your holiday party.

2. Send Out Invitations

Whether your event is formal or informal, you want to send out invitations. They give an “official” feeling to your dinner party, and your guests will more than likely put it on their calendars if they have to RSVP to your event.

If your event is informal, consider creating a survey form for guests to fill out and send it to them through text, email or social media. If you are inviting older folks who don’t have access to the Internet, consider calling them. For formal events, though, you’ll want to design and send out cards. The way you ask people to RSVP reflects the tone of your event.

Having an RSVP option will give you a headcount on food. You can also use this response as a tool to see whether any of your guests have any dietary restrictions, such as lactose intolerance or low-sugar lifestyles.

3. Overestimate the Guest Count

Once you know which of your loved ones are attending your holiday dinner party, you can plan how much food you’ll need. Remember, the more appetizers you create, the less food you may need for the main course, as people tend to fill up on them. Still, creating many different dishes may take more time, so you should balance your to-do list effectively.

Even if you know exactly how many guests are coming, you can never be sure how many people will show up in your home. Couples may bring children with them, or some people could forget or not attend the party without saying anything to you. As such, it’s best to estimate for guests to eat around one pound of food — so take the resulting number and add to it with as much leeway as you see fit.

4. Pick the Right Menu

Make sure your possible menu adheres to your theme. This is key to a successful dinner party. Collect any additional nutritional information from the responses on your RSVP and ensure they line up with everything you had planned.

If you’re planning to have alcohol at your party, make sure it complements your food well. For holidays like Thanksgiving, picking the right wine as an accessory to your menu could make or break a meal. Wines with added spices or richer flavors are great for fall dinner parties.

Analyze your menu once again before you finalize it. Is it realistic? How soon will you have to start cooking or baking to keep it all fresh but have it finished before guests start arriving? Can you make all the food yourself, or will you have to call in help? Having the answers to these questions is vital, as it could affect the time your dinner party begins.

5. Plan a Strategic Setup

If the dinner party takes place in your home, you’ll have to find an effective way to keep the flow of traffic moving. Before you set dinner on the table, consider placing appetizers around your home to get people walking around and talking to one another. If you’ve decorated your whole house, luring people to different areas is a great way to show it off.

6. Find Some Entertainment

You can’t just have a sit-down dinner and nothing else. While it might be nice to catch up with guests, they deserve to have a little excitement, too. Plan holiday-themed games and activities for people of all ages to enjoy. If your group is more reserved, consider opting for something they can play from their phones. Either way, you’re bound to have fun while getting to know one another better and making memories that will last throughout the magnificent holiday season.

7. Build a Playlist

One of the elements of a party that you can’t forget is the music. You’ll have to analyze your guests to understand what kind of tunes would resonate with them. Would they appreciate songs pulled from the top of the charts recently, or would a throwback playlist be more fitting? Playing music can also fill in any awkward silences, as people may feel less pressure to talk while eating or enjoying themselves.

Music can add to the atmosphere of a party, too. Your whole mood can change at dinner, depending on what you’re listening to. Upbeat music can cause people to eat faster, which isn’t ideal if you plan on spending as much time with your guests as you can. Stick with soft or classical music during dinner. That way, guests will also focus less on the lyrics and more on what others have to say.

8. DIY What You Can

You don’t have to buy tons of new decorations to make your holiday party pop. Pinterest is an excellent tool for looking up crafts you can make from the comfort of your home. You can search by the type of decoration you’d like to create, and many posts show you how to craft something in one easy picture.

If you plan to DIY some of your decor, one of the best ideas is to make centerpieces that your guests can take home. They can even double as a prize for winning a game earlier in the evening. Letting your guests take home a centerpiece can give them a souvenir of sentimental value to remember the night by.

But if you don’t have enough time, you can always order party decorations online with next day delivery.

9. Hammer Out a Timeline

While strictly adhering to a timeline might make the dinner party seem less fun, it can help you stay on track and make sure you get to all you have planned. For example, you can encourage people to start snacking while you finish setting the table. After dinner, you can orchestrate an activity or game to keep everyone entertained. How you set up the evening is dependent upon your tastes and your guests’ availability.

Having a loose timeline as your guide can help you know when to start wrapping up the night. You can encourage your guests to start heading out when they hear the last song on the playlist or once every game has been played. As much as you love your guests, you wouldn’t want them staying all night.

10. Make Cleanup Effortless

Cleaning as you go is the key to maintaining a neat space throughout your party. Having trash cans readily available in multiple rooms can encourage guests to toss their garbage rather than leaving it out or searching for a bin. Make sure to take note of when trash bags are packed and take them outside.

Staying on top of your trash receptacles can also help you at the end of the night. When everyone is gone, you’ll need to tackle the cleanup process. You’ll eliminate an hour or so of work just by streamlining your cleaning process and picking up as you go.

Crafting a Holiday Dinner Party from the Heart

Unfortunately, no party can be perfect. Try as you might, something may still go wrong or upset you or a guest in some way. As long as there’s no actual harm done, you can roll with any mistakes and still have a great time. Planning things to the best of your ability can minimize the chances of running into any issues. Hope for the best and lay out the details, and you and your loved ones will have the time of your lives.

Twelve Tips For New Homeowners

Owning your first home is exciting, but it’s also a learning experience. You’ll have new responsibilities to handle that you might not think about until it’s too late. Here are the top 12 tips for new homeowners so you can stay ahead of repairs, fees or financial emergencies. Use them to create your dream house, even on a budget.

1. Collect All Your Paperwork

There’s much more paperwork to keep track of as a homeowner. Instead of a lease, you’ll have a deed to your house, a buyer’s contract, and documents to keep track of things like your mortgage payments or homeowner’s insurance. Collect everything in one place, like a fireproof safe. You’ll never worry about losing track of anything important.

2. Find a Long-Term Handyman

The best handyman will know how to fix necessary repairs and work with your preferences. You will likely stick with someone you know and trust for the long term. If your home needs repairs or upgrades, keep each contractor’s name or business card so you remember which teams you did or did not like.

3. Meet Your Neighbors

The renters in your previous apartment complex may have come and gone too frequently to create any lasting relationships. The people who live in your neighborhood will likely be there much longer than a few months. Figure out creative ways to meet them, like throwing a housewarming party or delivering baked goods. They’ll likely become great friends and make your neighborhood even more welcoming.

4. Schedule Pest Prevention

Landlords often take care of pest control on their properties, but now that’s up to you. Open your planner or electronic calendar and schedule regular prevention sprays around your home. It’s a crucial step to make your house safer because professional teams maintain a protective barrier against pests that lasts through every season and prevents costly damage.

5. Give Your Renovations Time

Even though you want to install new countertops or a new bathtub immediately after moving in, it could take more time. Have patience with your contractor’s estimates or your financial abilities. You’ll remain in your home for a while, so you have time to make careful, considerate decisions.

6. Change Your Locks

You might want to trust the previous homeowners to throw out their keys, but that doesn’t always happen. Changing your locks will ensure your family’s safety by guaranteeing that the only people who can access your home are those who live there.

7. Prioritize an Emergency Fund

Sometimes homeowners purchase new construction and assume they won’t have to repair anything for a long time. That isn’t always the case. A storm could damage your roof or flood your crawlspace, leading to thousands of dollars in damage.

Settle into your home and have some fun. After unpacking your boxes, start prioritizing an emergency fund. Put money aside for unexpected costs and you’ll be prepared for costly repairs later. Financial experts recommend saving three to six months of expenses, but you can also use an emergency fund calculator to figure out the best amount for your needs.

8. Replace Your Air Filters

Air filters catch dust, debris and allergens as your HVAC filter circulates air through your home. Most last for two months, so remember to replace them at least six times a year. If you forget, your family may have irritating respiratory problems related to breathing debris. Avoid unnecessary sneezing and coughing by proactively replacing your air filters as often as their packaging indicates.

9. Look for Smart ROI Projects

Homeowners want a good return on investment (ROI) for their property. When you need to move again, you should sell the house for more money than you bought it for. Local property prices may rise and make that more likely, but you can also guarantee a profit by picking specific renovations.

Research where you live to find the best projects with the highest ROI. Someone living in a hot climate could install a pool, while someone who lives in a cold environment might install a heated driveway. You can also consider smaller projects like getting modern appliances or remodeling your bathroom.

You might figure out another type of project by thinking about who could buy your house. If your home is in an area that attracts retirees, grab bars in the bathroom or an elevator in a multistory home will interest buyers faster. Consider these factors before investing in any home projects to get your money back and more.

10. Clean Your Carpets

Houses have more square footage than apartments, which means you probably have more carpet to maintain. Microscopic bacteria and debris will settle in the fibers and pose a health threat. Dirt can also stain your rugs and leave visible traffic patterns through every room.

It’s your new responsibility as a homeowner to schedule carpet cleaning appointments. A professional team can stop by with deep-cleaning machinery to make them look new. You can also invest in a cleaner and do it yourself. It depends on how badly your carpets need attention and how much time you can invest in them.

11. Save for Property Taxes

Property taxes often catch new homeowners by surprise. Renters don’t have to pay them because landlords cover the extra fees, but now that falls on your shoulders. Find your county website to pinpoint the current tax rate.

Your local government may change the tax rate every few years or once a decade. It depends on the laws surrounding property reappraisals. The website will also state the deadline for each year’s payment, which you should save in your financial planner.

Add the total cost to your monthly budget. Setting small sums aside every month will make the new bill less of a hassle when the deadline comes around.

12. Note Your HOA Rules

You may not have thought twice about buying a house with homeowners association (HOA) fees. The monthly bill may not cost too much, but it also means you have to live according to the association’s rules.

Look through any printed information or website pamphlets you received after moving in. They’ll outline precise rules that could cost exorbitant fees if broken, even accidentally. Pay attention to how you can decorate your yard for the holidays, what kinds of landscaping you can renovate and how trash collection works.

Some HOA boards make highly specific rules, while others are more relaxed. Save the paperwork where you’ll easily access it before starting any property projects or renovations. You can refer to it as you get used to the daily restrictions, like trash pickup, and when you want to update your home.

Keep These Tips in Mind

These are great tips for new homeowners because they cover things you might not think about otherwise. Remember to build an emergency savings, pay your property taxes and prevent pest-related damage to maintain your house and avoid surprise expenses.

Everyone prefers a different consumption method and each method has a different experience. This blog aims to provide a brief overview of some of the most popular consumption methods available today.

Vape cartridges

A popular consumption method would be using vape cartridges which are small handheld glass cartridges that come pre-filled with a gram or half a gram of cannabis oil, and can easily be found online at sites such as Canna Cabana. This consumption device looks like a pen and they are battery-powered. The battery powers an atomizer in the cartridge that will heat the oil which causes the chemical components to become activated. The next step is to inhale the vape smoke which will deliver the cannabis effects. This device is easy to use, portable and the dose is controlled.

Pre-rolled joints

Smoking pre-rolled joints is an inhalation method of consumption that is the most traditional and widely used consumption method. It involved your dry herbs, rolling paper, and a filter that you roll together to form a handheld joint. To smoke a joint, you have to light the end of the joint with a flame while the end with the filter is in your mouth. While you are lighting the joint, you must inhale at the same time to get the herb to start burning and once you have an even burn, you can start smoking. The main reason why this consumption method is so widely popular is that it is convenient and you can feel the effects almost instantly. This is also a very social consumption method and it is common for a group of people to gather together and share a single joint.

Dry herb vaporizer

Dry herb vaporizers are another inhalation method of consumption that has risen in popularity over recent years. A vaporizer is a handheld, battery-powered device that has a mouthpiece, a chamber, and a battery. Some vaporizers will also have a LED screen that allows you to check the battery power as well as adjust the temperature that you want to heat your herb. To use a dry herb vaporizer, you fill your chamber with a small amount of dry herb, turn on the device, select your desired temperature, inhale, exhale and repeat until the session is over. This device produces vapor which is healthier than inhalation methods that produce smoke. Dry herb vaporizers are also convenient, portable, and discreet because they produce no smell and little smoke. Besides these benefits, vaping is popular because heating the herb produces more flavor, and the vapor produces more potency.

Tinctures

Tinctures are dry herbs that have been dissolved in alcohol or vinegar to form a concentrate. They come in a small bottle with a dropper and to consume tinctures, you fill the dropper and place 3-4 drops underneath your tongue and then swallow after a few minutes. This is consuming sublingually. You can expect to feel the effects after a few minutes and those effects will be more potent. This method is a healthier method of consumption as no combustion is involved making it ideal for medical marijuana users. Tinctures are also convenient and discreet which adds to the appeal.

Edibles

Edibles are one of the most popular and widely used consumption methods after joints and they are any food or drink that contains cannabis. This can be anything from candy to cake to beer. When you consume edibles, they work their way into your system via your digestive system and liver which can take upward of 2 hours before you feel any effects; however, once the effects are felt, you can expect to be under the influence for at least 12 hours. Edibles are a healthy consumption method and they are extremely potent. People love edibles because the effects last longer than other consumption methods and on top of that, edibles are delicious.
